EPCs

We will organize your government-required Energy Performance Certificate on your behalf. You must have commissioned an EPC before your property can be marketed. Regulations in Northern Ireland will be changing soon regarding EPC's, please keep in touch with your agent for updates.

Safety regulations

There are several specific legal obligations and responsibilities on a landlord with regard to Fire safety for Furniture & Furnishings; Gas supply and appliances; plus Electrical wiring and appliances. It is essential that landlords take these responsibilities seriously as failure to comply can lead to large fines and even imprisonment.

A tenancy agreement is a written agreement between landlord and tenant to make the rental of the property by the landlord to the tenant legal. It gives both landlord and tenant security and also clearly lays out each party's responsibilities.

If you have a pet it is essential to let the agent know as this needs to be factored into the tenancy agreement. Perhaps you need to be convenient to schools, shops and transport facilities, or even your place of work.

The best way is to work out what you cannot compromise on, then you will have a strong idea of your property search.

Tenant securing a property

If you have found a suitable property, you must put a formal offer forward through your negotiator and complete a rental application form. Your application will be put forward to the landlord for consideration. Once the let is agreed in principle, you will need to provide ID. Details of suitable ID will be available through your negotiator.

Anyone who is going to be on the tenancy agreement with you will need to be credit referenced. This simply confirms that you can afford the monthly rent and that you don't have serious credit problems.

Once all the checks have been carried out and landlord is satisfied, you will need to pay the deposit and first month's rent. After that, it's simply a question of agreeing a moving date and getting packed up!

Looking after your property

When you've moved into the property, there are certain things that are generally either the tenant's or the landlord's responsibility.

As the tenant, you are obliged to pay your rent on time. The payment terms will be set out in your tenancy agreement.

You must also keep the property in a good state. It must be well ventilated, sufficiently heated during the winter, and clean of rubbish and dirt. It's also your responsibility to check smoke alarms, change light bulbs, and get the windows cleaned.

There are also things like not smoking indoors, which you'll need to bear in mind, and if you decide to get a pet, you must get it signed off by your landlord first.

Your landlord will look after maintenance and repairs, but you need to report any breakages or faults, and be able to provide access for the repairs to be made. If you damage any decoration, furniture, or amenities that don't come down to general wear and tear, you will need to pay out of your deposit.

Fees

Tenant fees: Stewart Estate Agents will not ask a tenant for an application fee, however, additional information and credit referencing maybe required from the tenant when required.

Our letting fees are calculated on one months rent plus VAT i.e. a property let at £600 per month our fee will be £720 including VAT (£600 plus £120 VAT).
